How much will my inspection cost?

It is $400 for the first 1000 square feet, and an additional $.10/sf for everything over 1000 square feet.

When should I schedule the inspection?
As soon as possible after a signed purchase contract exists. A purchase agreement typically allots a 10 day inspection period. It is during this period that the buyer performs their home inspection. We recommend scheduling the inspection as early into this inspection period as possible in case it becomes necessary to consult with a specialized contractor (i.e.: roofing contractor, electrician, plumber, etc.) for major defects found during the home inspection.
How long will the inspection take?

Most inspections take approximately 2 hours. This can fluctuate due to the size and/or condition of the subject property.

Should I attend the inspection?

You are more than welcome to be present during the inspection. Just realize that your inspector must concentrate on the inspection and may not be able to respond to every inquiry during this time.

Veteran Inspection Professionals will perform a presentation at the end of the home inspection which will highlight every defect found during the inspection. This is typically the time when the buyer and buyer’s agent will be present. This is also the time which the inspector dedicates to focusing on your concerns.

When will the report be ready?

As per state of Arizona standards, the report will be provided within 24 hours of the inspection.

Veteran inspection professionals generally delivers the report the same evening as the inspection. If you attend the presentation at the end of the inspection, you will be provided with a verbal/visual accounting of the defects identified

Can the seller attend the inspection?

The seller can absolutely be present during the home inspection, it is their property after all. Typically the seller will not be present as it tends to be an uncomfortable situation when someone is critiquing your home

Does a home inspection include a termite inspection?

Most home inspections do not include a WDO (Wood Destroying Organism) inspection.

Veteran inspection professionals does provide a WDO inspection, at no charge, with our home inspections. This termite inspection is performed by a third-party professional pest control company at the same time as the home inspection.

Does a home inspection check for mold in the structure?

A home inspection is not a mold inspection. Mold inspectors in Arizona require separate licensing and is a completely different type of inspection.

Home inspections performed by Veteran Inspection Professionals will point out any visible signs of potential bio-organic growth and/or conditions conducive to bio-organic growth (mold).

What does the inspector look for?
